Attending an Open House

It is easy to get distracted by the aesthetics of a home, and although they may be important, there are many factors to keep in mind when viewing a home. It is helpful to bring along a notepad and pen to jot down information that can easily be forgotten, especially if you see many houses in one day.

Remember that you have some pretty big decisions to make, so take your time and look at each home thoroughly, keeping your family's needs in mind. When you enter each room, take into consideration the room size, and the closet or storage space it has to offer.

The Washrooms

Upon entering the washroom, run the water in the sink and tub. Look for cracked tiles, or water stains to indicate leaking.

The Basement

The basement is another area you need to watch for leaks, rust stains, and cracks. Also note the year of the furnace, and water heater. Check windows, and baseboards carefully.

The Exterior

Take a walk along the entire house, and observe the foundation. If the yard is fenced, look for areas that may need repair, or other potential hazards.

Finally, take advantage of the opportunity to ask questions. The listing agent can answer a lot of your concerns, and may point out many features of the home.

Happy House Hunting!

Home Inspections

More and more frequently, home inspections are becoming an important clause in a presenting offer. A home inspection prior to purchasing your home can bring you peace of mind, and knowing what to expect will help you make an informed decision.

Having an inspection done accomplishes two things: it gives you the chance to determine the condition of the house, and if problems are detected, they are brought to the seller's attention so they can be resolved before closing.

An inspection includes examining the structure from top to bottom, the heating system, plumbing and electrical systems, the basement and foundation, just to name a few.

The inspection fee varies from home to home, and is based on many factors. However, choosing to have the inspection done can be considered an investment as it may save you many times the cost of the inspection to uncover any defects or maintenance issues early on.

The inspection report will offer the inspector's professional opinion of the propery but will not include recommendation for or against your purchase.

Mortgage Basics

Beginning to search for your "dream home" can be a lot more successful if you are already pre-approved for a mortgage. After all, it would be disappointing to look at a home only to discover you can't afford it. This is when it is important to take your time and shop around for the mortgage most suitable to your needs.

Shop Around

There are two main components to a mortgage; the principal and the interest. The principal is the amount you actually borrow, and the interest is what you are charged for borrowing it. The interest rate is always changing, and each institute has a different rate, so this is why it is important to look around, compare, and get the most for your money.

Features to Look For:

* Competitive interest rate: You may have the opportunity for a lower rate, but may lose the opportunity to get other features
* Rate guarantee: This protects you from fluctuating interest rates until you have locked in.
* Payment options: Some institutes offer features with their mortgages such as double-up and skip, or principal payments on the mortgage anniversary date.

Most importantly, though, remember not to rush into any decisions. Although you may need to move fast in some cases, keep in mind that this decision will affect your finances for years to come.

Preparing to Purchase a Home

There are many varying factors involved in home purchasing. As a prospective buyer, it is important to be prepared before you begin your search.

Make a list of your needs

Since each person's needs are different, the place to start is to create a list. By listing what is important to you, you can assist your realtor in helping you find the perfect home. Ask yourself some of the following questions to help you get started:

* Is this home priced within my budget?
* How far am I willing to drive to work?
* Can my children walk to school from their new home?
* Does this house provide enough room if our family continues to grow?

Once you've started thinking of all the important things your new home will need, it will be easy to create your personalized list.

Eliminate what you don't need

You can also save yourself time and frustration if you know prior to starting your search what it is you don't need in your new home. If you and your family don't know how to swim, for example, then maybe the home with an in-ground pool isn't the right one for you.

Eliminating your dislikes and the things your home can do without will get you one step closer to your new home.
